FARM HOUSE POLICY

Pets:
No pets are allowed in the home or on the grounds.
Smoking:
The entire property including common areas and grounds are non-smoking.
Cancellations:
We have a 60 day cancellation policy. This means you may cancel up to 60 days before the first day of your trip and receive a full refund. If you have extenuating circumstances, exceptions may be made by contacting us.
Cleaning Fees:
There is a one-time cleaning fee of $175.
Payment & Deposits:
The full amount is due at the time of booking. 
Taxes:
Motel taxes will be charged at a rate of 6.8%.
Maximum Occupancy:
12.

Parking:

Maximum of 4 vehicles.
Check-in:
Check-in time starts at 4:00 p.m. You will be provided a door code prior to your stay and you will self-check-in. Early check-in may be available with owner approval.
Check-out:
Check-out time is 11:00 a.m.
Damages:
Please report any accidents or damaged items to the owner, so they may be corrected. If there are damages, Ox Shoe Farms LLC reserves the right to charge the credit card on file.
Liability:
All facilities are used at your own risk. Our equipment, apparatus, and facilities are furnished solely for the convenience of our registered guest. All persons using such do so at their own risk. The management and owners will not be responsible for accidents, injuries or loss of property by fire, theft, wind or act of God.
The management reserves the right to make site changes when necessary. We reserve the right to refuse service to anyone and will not be responsible for accidents, injuries or loss of valuables of any kind. All rules are subject to change.
Please be aware there are no refunds for late arrivals, no shows, early departures, poor weather, and acts of nature or neighboring construction noise.

RULES:
Per Wallowa County permit regulations, we will be strictly enforcing these rules:
The maximum occupancy is 12 people. At no time can there be more than 12 people on the premises. This includes no events or parties.
The maximum number of vehicles allowed is 4 vehicles and no trailers of any kind are allowed on the property.
No pets are allowed and violations will be subject to a $500 fee.
No campfires at any time.
No smoking is allowed in the house or on the property.
